Maleny Medical Centre
AMPM was engaged by Dr Lee to assist with the development of a medical centre in Maleny.
AMPM provided strategic planning advice, feasibility and business case preparation, development of concepts to schematic design via the engagement of appropriate consultants, planning advice and engagement of consultants for the procurement of MCU and other planning approvals.
The site pre-purchased by Dr Lee was a steeply sloping site with numerous physical constraints. AMPM explored numerous options for project size and layout in order to optimise the financial return on the project. Each option was thoroughly researched in terms of regulatory requirements, site constraints and estimated development cost. Development returns were modelled in terms of net development profit, IRR, NPV and residual land value.
The final outcome was a recommendation for a smaller scheme than that originally briefed, but with a resultant saving in construction cost and an improved development return.
